Texas Hill Country

Where I Work

Six communities, each with its own buyer, its own pricing logic and its own reasons to be patient. Below is the short version. The longer version is a phone call.

Historic New Braunfels

01

Historic New Braunfels

Downtown squares, German heritage streets and everything within a short drive.

Home base. The historic center is walkable, the housing stock runs from 1900s cottages near the plaza to newer builds on the edges, and Landa Park and the Comal River sit minutes from most of it.

Gruene

02

Gruene

Pecan shade, historic district charm and a short walk to the Guadalupe.

Gruene keeps its own identity inside New Braunfels. Buyers come for the historic district, the river access and the small pocket of homes around it, and they are usually specific about the streets they want.

Canyon Lake

03

Canyon Lake

Water access, cedar covered hills and a wide price range.

Canyon Lake covers a lot of ground and prices are not uniform: a cabin on a wooded lot and a lakeview build sit in the same zip code. Knowing which coves and roads hold value is most of the work here.

Bulverde

04

Bulverde

Acreage, newer construction and an easy line into San Antonio.

Bulverde and the Vintage Oaks corridor are where buyers who want land and a newer home look first. Larger lots, hill country views and a commute that still works for San Antonio jobs.

Garden Ridge

05

Garden Ridge

Big oaks, big lots and a quiet established feel.

Garden Ridge is mature trees and generous lots between New Braunfels and San Antonio. Established homes rather than new subdivisions, and buyers here tend to be trading up into space.

San Marcos

06

San Marcos

University demand, spring fed river and entry pricing.

San Marcos brings a different buyer: first purchases, rentals and river proximity. Pricing is driven by the university calendar and how close a property sits to the water and the square.
